The villa question here is an expensive mix-up. People book against the wrong meaning. Search “Moganshan private villa” and half the results are museum pieces. Nobody rents those out. The villa you can book is a modern guesthouse, taken whole.
Moganshan itself sits in Zhejiang Province, China, inside Deqing County of Huzhou prefecture. Reckon it at 60 km north of Hangzhou, 200 to 240 km out from Shanghai. Search the name and you also get Moganshan Road, an art district in Putuo, Shanghai, which is the other mix-up.
One phrase, two completely different bookings

Tripadvisor adds a third. As of August 2026 it lists an attraction called “Moganshan Villas”, and that is not accommodation.

No building carries that name. It stands in for the scattered stock of old houses, so two reviewers may describe different places. For the architecture, the stone villas of Moganshan is the page. This one is about beds.
Why the old houses are barely a place to stay
American Protestant missionaries started the hill station in the 1890s, and about 250 stone houses still stand. Then 1949 emptied them. Residents left, the buildings went to work units or were requisitioned, and they became housing instead of hospitality. The view from the road is the whole visit.

naked Castle is the exception people run into: a house of 1910 by a Scottish doctor and missionary called Maitland, reopened as a hotel in 2017 with about 95 keys. It is close to the only historic villa on this mountain you can actually sleep in. The hotel list has the rest.
The whole-house stay, which is what most of these searches want
So much for the houses you cannot have. Ten beds is not a hotel. It is a converted village house with a family in it, which is why the building can be yours.

There is a catch. Whole-house is rarely a listed inventory type, so channels show rooms priced by the room, and no button says building. Pick the property, then write to the owner and ask what it costs with nobody else in it. What a minsu is covers how they run.
Who this suits, and who it does not
- A family of eight to twelve. What the ten-bed average was built for. One kitchen, one terrace, nobody on a sofa.
- A birthday, a reunion, a wedding party. The evening is the point, and taking the building is the only way to get one you control.
- A small offsite. Twelve or so is what one house absorbs. Past that you book a cluster, and groups has that math.
- Two or three couples on one trip. Often cheaper whole than split into peak-weekend rooms, though below six people that stops holding.
- One couple is where it falls apart. You pay for eight empty beds when a thousand properties here will sell you a room.
The stock grew out of family houses and still behaves like them. Groups do well out of that. Couples mostly do not, and that is a fact about the buildings.
Three things that make it harder than it sounds
None of the following will stop you. All three have stopped somebody.
You cannot drive to the door
Private cars are not allowed inside the scenic area. Everybody swaps vehicles first. The three transfer centers are Yucun, Fatou and Houwu, working an 08:00 to 18:00 day.

Work back from it. The run up from Deqing takes 30 to 40 minutes:

Arithmetic on the published shuttle time, not a schedule. Not every village sits inside the boundary, so check the villages guide.
Dinner is on you
Chinese trade reporting keeps circling the same gap. These villages have nothing you could call an evening economy. No night market, and few kitchens open late.
Yucun, the hub village at the bottom of the mountain, has restaurants around its square and market. The rest hold close to nothing after dark, so self-catering stops being optional. Settle food in writing before you pay.
Nobody publishes a price
This is the question that brings most people here, and no property on this mountain publishes a whole-house rate. Every one of them is quoted on request, against your dates.
What is published is the per-room band, so start there. Checked 5 August 2026:

Say five rooms, though nothing in the record fixes that number, and off season the sum is RMB 1,500 to 2,500. An owner giving up the chance to sell singly may want more. Over the May 2024 holiday high-end occupancy hit 94 percent, so a Golden Week is not the week to push.
What to ask before you send money
You would not ask any of these about a room.
