The stone villas that sell Moganshan were built to escape the heat, not to hold it. So the age of a house tells you nothing about whether its bedroom will be warm in January. For Moganshan winter accommodation, heating is a question about the machine on the wall or under the floor. The listing, read properly, answers most of it.
Moganshan (莫干山) is a mountain in Deqing County (德清县), Huzhou (湖州), Zhejiang, about 60 km north of Hangzhou and 200 to 240 km from Shanghai. Moganshan Road in Shanghai, the M50 art district, is a different place. Most beds here are in minsu (民宿), small owner run guesthouses, and what a minsu is has the background.
On 1 and 2 November 2026 we read the Trip.com page of every one of the 809 Moganshan properties in our list, looking for heating. 805 were online.

No central heating, and a rule with no number in it
Zhejiang sits south of the Qinling Huaihe line (秦岭淮河线), the boundary China drew in the 1950s for central heating. The test was 90 or more days a year with a daily mean at or below 5 °C. Hangzhou never qualified, and Zhejiang Online found older homes there getting through winter on air conditioning.

The same article in The Paper repeats a rule of thumb about the damp: each 10 percent rise in humidity makes the air feel about 1 °C colder. On a wet mountain in January, that is the cold people complain about.
The rules do require heat. Zhejiang’s guesthouse standard, DB33/T 2048, says a minsu “should have heating and cooling equipment suited to the local climate”. The national standard, GB/T 41648, in force since 1 February 2023, says the same of every guest room in every grade and adds that it must work well. Its middle grade also asks for humidity control.

Neither standard names a temperature or a type of heating. A wall air conditioner that blows warm air meets the letter of both. Most houses go no further.

Why the old stone houses are the cold ones
Moganshan was built as a summer retreat, counted among China’s four. By the time 154 villas stood, foreigners owned nearly 80 percent of them. They were houses for the summer.

China News Service counted 256 surviving villas in 2024 and described timber on stone foundations and heavy stone walls. Walls built to keep a house cool in August do nothing to warm it in winter, and the record we could find says nothing about how these houses were heated, if they were.

Very few of them take guests. Villas explained covers why. The best known exception is less old than it looks. In 1910 the Scottish missionary doctor David Duncan Main (梅藤更), who ran Hangzhou’s Guangji Hospital (广济医院), built a house in the style of a castle. Jiemian reported in 2017 that it collapsed in 1960 and was rebuilt for naked Castle, whose courtyard rooms it described with fireplaces. Whatever warms it now was put in for the hotel.

And the houses sit high, where it is colder. On the morning of 21 March 2018 it read 0 °C against 5.5 °C in Wukang, the county town. One morning is not a rule, but the county forecast for New Year 2026 put the mountain’s low near minus 2 °C, with lying snow and ice possible on high ground.

What the listings and the guests say about Moganshan winter accommodation heating
Air conditioning is the heating. For 678 of the 805 listings it’s the only heating the page mentions. Underfloor heating (地暖) is the exception.
The tag undercounts, too. Guests who stayed last winter write about underfloor heating at houses whose listings never mention it, so read the reviews as well as the tags.
Each Trip.com page shows ten reviews (the platform’s choice, not a sample we drew). That made 6,664 across the 805 pages, and 121 of them mention heating, heaters, damp or cold. The complaints have one shape: the air conditioner could not keep up. Guests blame a high ceiling or a window that would not shut. One small bedroom had no unit at all. The fix they describe most often is the plainest one: the owner brought another quilt, or a heater.

Underfloor heating draws the warmest reviews, but not every time. One house drew both verdicts in the same December: “super warm” from one guest, “a bit cold” from another, who says the owner had the floor on and it did not seem to help.
The old villas have their own answer. Three hotels whose guests describe Republic style buildings or old villas, Luhuadang Hotel, Baiyun Hotel and Moganshan Jianchi Villa, all list electric blankets. Their guests mention beds warmed in advance against the damp. One, in October 2026, said the air conditioning would not switch on, and the electric blanket kept them warm.

Underfloor heating, and why it can still be cold
Warmth sells, and owners say so. In January 2023 a guesthouse owner in Wusi village (五四村) told Deqing News that underfloor heating indoors and a hot spring pool outside were “our winter selling points”. A 2016 profile of a Moganshan guesthouse described rooms with underfloor heating and a fire of fruitwood, and in 2018 People’s Daily Overseas Edition listed underfloor heating and soundproofing as what the newer houses had brought in.

A tag is not a temperature. In Changxing, also in Huzhou, a three room mountain guesthouse charging RMB 3,000 to 5,000 a night installed air conditioning and underfloor heating for RMB 193,000. At about 0 °C outside its rooms reached 21 °C, against the 24 to 25 °C it was designed for, and winter brought many complaints. The installer measured about 20 °C and blamed the mountain site, an open void under the floor and a lot of glass.

That house is not on Moganshan. Its problem travels, though. Glass and a floor raised over open air lose heat wherever they are built, and those are the two things the installer named.

Do not warm a room with charcoal
Charcoal stove tea (围炉煮茶) is a winter fashion, and some houses offer it. Zhejiang’s fire service warns that burning charcoal with the doors and windows shut causes carbon monoxide poisoning. In November 2024 two guests died in a guesthouse in Longhui, Hunan, that had no air conditioning: they burnt charcoal for warmth.

Drink the tea in the lounge with a window open. Never take a brazier into a bedroom.
What to ask before you book a winter room
| Ask | Why it matters |
|---|---|
| What heats this room type: air conditioning, underfloor heating or both? | The tags on a listing describe the property, not every room |
| Does the bathroom have its own heater? | A heated bedroom says nothing about the bathroom |
| Is there an electric blanket, and can I have one? | Guests in the old villa hotels say it kept them warm when the air did not |
| Can it be switched on before I arrive? | An empty room on a mountain in January starts cold |
| Is the room in the old building or a new wing? | Stone walls and big glass both cost heat |
Ask in the booking chat, name the room type and get the answer in writing. What actually closes in winter covers dinner and pools, and the road up when it snows. Moganshan in winter has the weather.
Trip.com’s list for the resort zone links every property’s page, with the tags under the name and the amenities under each room. These four are houses where a guest who stayed last winter described underfloor heating, in alphabetical order, not ranked: Fangdong Lingge Villa, Jinlei Holiday Hotel, Meet · Moganshan boutique and Van Gou Moganshan French Manor. A review describes one stay. Ask about your room.
